Cadent Gas needed a single, sustainable HQ to unite 1,000 colleagues across multiple sites – a future ready workplace that works in the real world.

Appointed by Manse Opus, we led full project and cost management from concept through to completion.

Project and cost certainty

The £40 million development includes a three-storey, 100,000 ft² HQ, a 300-space multi-storey car park, EV charging, cycle storage, a new access road and an on-site gym.

Construction brought real challenges. We managed more than 250 tenant led changes without losing grip on cost or timeline. Weekly change control meetings, simple reporting and steady planning kept everything moving in the right direction.

Technical constraints included integrating a partial basement beneath a smaller footprint than the building above. We resolved this with a flexible atrium floor detail and a bespoke internal staircase that connects all levels to a central coffee bar and kitchen, bringing the building together in a way that feels natural for staff.

Purpose-built for performance

The completed HQ brings 1,000 colleagues together in a workspace designed for flexibility, wellbeing and collaboration.

Open plan offices, meeting rooms and shared spaces sit alongside a ground floor restaurant in a high spec Cat B fit out. Every detail – from daylighting to circulation routes – is shaped around comfort and healthy working.

Setting the standard for sustainability

Awarded BREEAM Very Good, the HQ sets a new benchmark for sustainable development at Ansty Park. Photovoltaic panels, rainwater harvesting, a central light well and locally sourced materials reduce environmental impact and support low‑cost operations for years to come.

The successful delivery of this flagship scheme also marked the start of an ongoing partnership with Manse Opus, now extending across multiple regional developments.
