Mountpark aimed to create a landmark 2m ft² logistics hub in Wakefield, designed to support advanced automation and unlock surrounding development plots.
We delivered project management, employer’s agent, cost management and principal designer services from feasibility through to completion, covering the main unit and a substantial Section 278 highways programme.
Managing complexity, delivering certainty
This multi-level facility was no ordinary warehouse. It needed to support extensive robotics and mechanical handling equipment, including three robotics-enabled mezzanine floors, automation bump-outs and all supporting infrastructure. The project also required major highways upgrades and public realm improvements to meet strict council standards.
On Plot 4, we managed 340,000 m² of cut and fill operations, built a 10 metre high piled retaining wall, plateaued 47 acres for development and delivered a multi storey car park. The roof was fitted with PV panels to support Mountpark’s long term energy goals. Health and wellbeing were part of the brief from the start, with the unit achieving BREEAM Very Good and EPC A. In addition, we coordinated input from tenants, investors, contractors and local authorities, keeping progress steady despite changing technical needs.
Alongside the main build, we managed the Section 278 works – new roundabouts, a bus terminal, landscaped public spaces and improved rights of way. Close working with the council kept the programme moving despite the scale and complexity. Keeping robotics floors, highways works and site infrastructure progressing together required focus, teamwork and practical problem solving.
High-spec, future-ready, fully connected
The facility is now operational and ready for full robotics and MHE installation. New highways and public realm improvements support smoother traffic flow and safer access, unlocking future development across the wider Wakefield site. Taken together – the high spec fit outs, operational readiness and sustainability measures – the development stands as a true future-ready logistics hub.
Building regional growth and resilience
Wakefield now has a standout automated logistics facility supporting modern fulfilment for a major global retailer. New infrastructure has strengthened local connections, while the main building underpins regional growth, investment and employment. In 2022, the property sold for a record-breaking £233 million, one of the largest logistics transactions in the UK at the time.
