Coventry’s logistics corridor needed high-quality, flexible industrial space to support advanced manufacturing and attract leading occupiers.
Manse Opus appointed us to provide cost management and employer’s agent services across Plots 3, 5, 6 and 7, supporting the delivery of more than 870,000 ft²of Grade A industrial space.
Driving value from feasibility to final account
From the outset, we prepared cost feasibility estimates to set realistic budgets and guide design decisions for the four warehouse units. Each unit included Cat A offices and well-planned external areas designed to support a wide range of future occupiers, from logistics to advanced manufacturing.
We led the tender process, managing documentation, contractor queries and returns, and providing clear, practical recommendations. During construction, we kept close control of costs, reviewing payment applications, validating changes and issuing contract instructions when needed.
Our work also supported ambitious sustainability goals, helping integrate photovoltaic panels, rainwater harvesting and low-energy, low-water systems, contributing to a BREEAM Excellent rating.
Premium industrial space
The four Grade A units were delivered to a high specification, with Cat A offices, service yards, parking and new landscaping. Each plot was coordinated so the external works fitted naturally around the buildings, supporting both pre-let and speculative occupiers. Off-plot infrastructure included new access roads and attenuation ponds, helping create a flexible and efficient setting for future tenants.
Projects of this scale rarely run smoothly without steady, day to day attention. Every element – from plot layout to office fit outs – needed to work together to attract high quality tenants and deliver long term value.

Prospero Ansty Business Park now offers high quality space for advanced manufacturing and logistics in a strategic Midlands location. Our involvement delivered cost certainty, strong quality and low impact technologies, helping attract occupiers and unlock long term value for Manse Opus.
The client’s commitment to sustainable development extended beyond the buildings. Extensive off-plot landscaping created habitat ponds, swales, grassland and woodland, delivering genuine biodiversity net gain.

Following completion of Plots 6 and 7, I want to put on record my thanks to the team for a tremendous job delivering the second and third units at Project Holst. I haven’t seen many better than 6 and 7 in the schemes we’ve done – they’re two very fine units and I’m sure they’ll do well in the marketplace.
