Ark Data Centres is creating a high performance campus on a challenging brownfield site in central London, bringing forward scalable and sustainable digital infrastructure with speed and certainty.
We were appointed to deliver project management, cost management and CDM principal designer services for a campus building, guiding the project from early planning through to completion.
Driving modular innovation with hands-on delivery
Our team developed a phased cost plan, managed design development, oversaw procurement and ran multiple NEC4 contracts to keep progress steady. We coordinated planning approvals and on-site delivery, including demolition, fit out and stakeholder engagement, so progress stayed steady.
The 150MVA power supply required a new on-site substation and off-site National Grid works. We planned and phased these carefully, kept tenants informed and ensured the schedule stayed on course.
Cost modelling showed how modular construction could accelerate delivery and offset build premiums. Value engineering on the electrical package delivered 15% savings, and surplus power capacity is now being explored for export to the grid. Daily client support and clear reporting helped maintain smooth collaboration with Network Rail, the Canal & River Trust, National Grid and the London Borough of Hillingdon – vital on a tight urban site.
Early delivery through smarter construction
Building 1 completed in 2024, with Building 2 on track for Q2 2026. Modular construction and proactive site management have supported early tenant operations, helping Ark deliver next-generation digital infrastructure faster than traditional methods allow.
