Network Rail set out to replace three outdated Maintenance Delivery Units (MDU) with one modern hub at Barnetby.

We provided interdisciplinary support for the design and delivery of two new buildings at the Barnetby site, working alongside Henry Boot Construction.

Integrated interdisciplinary expertise

From RIBA Stage 2 to Stage 4, our geospatial team carried out detailed surveys in a live rail environment, while geo-environmental specialists assessed ground conditions and risks.

Our architects led the building design, balancing stakeholder needs with Network Rail’s governance and safety standards. Civil and structural engineers developed an efficient, buildable solution, while our cost managers kept the scheme on budget and identified practical opportunities for savings. Project managers coordinated work across all disciplines and maintained clear communication with the client.

The site itself brought challenges. Levels varied sharply, parts of the area sat within a flood risk zone and an ecologically valuable Open Mosaic Habitat was discovered during early investigations. Working with a specialist ecology consultant, we repositioned the MDU to protect the habitat and introduced biodiversity measures including native planting and wildlife corridors.

A future-ready maintenance hub

The new MDU is designed for functionality, sustainability and everyday ease of use. Photovoltaics and mechanical heat recovery systems help keep running costs down, while modern welfare facilities support maintenance teams. Using advanced digital design tools and a coordinated 3D model, we improved clarity and supported an efficient tender and construction phase.

Smart and sustainable

The MDU supports faster, more efficient rail maintenance while reducing environmental impact. By protecting habitats and using Structural Insulated Panels, the project improves biodiversity, lowers carbon and reduces long-term running costs. It reflects a commitment to sustainable development and practical delivery.
