Retrofit Partnership of the Year, 2026 Retrofit Academy Awards
Colchester City Council set out to improve the energy performance of more than 100 socially rented homes.
The goal was simple: lower energy use, better comfort and a plan that works in the real world.
From first surveys to funded designs
We provided retrofit assessment, coordination and design for the project. We reviewed the full property list, set a mobilisation plan and surveyed each home. Our coordinators modelled energy performance and recommended PAS 2035 measures – fabric first where possible, with tailored upgrades for different property types and conservation constraints.
We worked with external designers to shape specifications, then checked compliance and buildability before issue to contractors. As works completed, we collated evidence, warranties and commissioning records and lodged everything on TrustMark, giving the client the formal signoff needed to secure funding.
Keeping delivery steady when the unexpected hit
Midway through the programme, the lead contractor for around 70 homes went into administration. We protected progress by reusing validated survey data, shifting work to the remaining contractor and keeping residents informed through resident liaison officers, who were part of the client’s team.
Access to homes also presented a challenge, so we worked closely with Colchester City Council to keep residents engaged with clear updates.
A programme built around people and place
The result is a set of warmer, more efficient homes and a client with a clear, proven pathway for future retrofit. We also supported tasks outside our scope, including completing the client’s Department for Energy Security and Net Zero funding report and advising on contractor transition.

The programme has been nominated for Retrofit Partnership of the Year at the 2026 Retrofit Academy Awards, reflecting the strong teamwork between Ridge, Colchester City Council and residents across the city.
