Derby Homes needed accurate, up-to-date data to guide future investment across its 12,500-home portfolio.

We were appointed via the Places for People Procurement Hub to deliver stock condition surveys and Housing Health and Safety Rating System (HHSRS) assessments.

Managing data, engagement and delivery at scale

We ran the programme end to end, with a strong focus on residents. A bespoke dashboard gave Derby Homes live visibility of progress, access rates and Category 1 hazards, helping action happen quickly when needed. In a veteran housing village, we assigned a dedicated surveyor to build trust and support residents through the process.

Portfolio-wide insight, delivered with care

We surveyed 6,200 properties with no formal complaints and identified 44 Category 1 hazards. On the back of this, Derby Homes asked us to survey the remaining 6,300 homes, giving a complete and current picture of the full 12,500-home estate.

The dashboard continues to support everyday decisions and long-term planning. It gives the team a clear evidence base to keep homes safe and in good condition across the city.

Building confidence, one home at a time

Better data means earlier intervention and safer homes. This work supports Derby Homes’ mission to provide high-quality housing, and helps protect residents now and in the years ahead.

The process was seamless from start to finish. Ridge is professional, always willing to help and has a flexible ‘can do’ approach. The data from their work is now being used to review our records and amend the capital investment programme, ensuring our properties continue to be safe and secure.
