Hammerson set out to deliver the next phase of Elliott’s Field Retail Park – a sustainable homeware terrace that would strengthen the tenant mix on a complex, previously developed site.
We provided project and cost management for Phases 2 and 3, creating 200,000 ft² of new space anchored by DFS, Dunelm and Costa.
Expert delivery in a complex environment
To keep traffic moving and the programme steady, we managed Section 278 works on the A426, adding two new controlled access points and working closely with the highways teams.
A major challenge was the discovery of contaminated ground, including asbestos. We led the remediation plan, using onsite treatment and tight coordination with environmental specialists to reduce delay. In parallel, we helped deliver key sustainability measures: 10,000 m² of solar PV, rainwater harvesting and material reuse – all central to the park’s Net-Zero ambition. Throughout, we worked with multiple tenants to support timely fit outs, meet sustainability goals and hand over smoothly.
On time, fully let, globally recognised
The scheme was delivered on time and fully let, exactly as the client intended. It also became the first retail development globally to achieve BREEAM Outstanding, and won National Solar PV Project of the Year 2019 – a clear signal that green retail can perform commercially and environmentally.
Setting the standard for sustainable retail
Elliott’s Field Phases 2 and 3 delivered more than new retail space. They showed what next-generation sustainable development looks like in practice. With zero carbon emissions from regulated energy use, high biodiversity gains and strong occupier demand, the scheme has become a destination that pairs commercial success with sector-leading environmental standards.
