Select Property Group set out to create a new mixed-use destination in the heart of Manchester.

We provided building services engineering from RIBA Stage 1 through contractor‑design monitoring to completion.

Engineering excellence in urban living

The urban setting brought challenges, including the need to divert and protect critical fibre‑optic cabling beneath the public realm. Our team developed a sensitive cable‑slewing approach, working closely with asset owners to avoid re-cabling and keep progress steady.

We delivered Part L modelling, TM59 overheating assessments and MEP strategies tailored to each building – high‑spec solutions for CitySuites II and cost‑conscious approaches for the PRS towers.

High-quality and high-efficiency residential and hospitality spaces

The scheme includes two PRS towers with 356 homes and CitySuites II, a 147-apartment aparthotel with SuperSuites, a pool, spa and gym. Our building services design enabled high-performance, sustainable systems across the development – MVHR, openable windows, photovoltaics and CHP – each chosen to suit the building’s use and character.

The development won Residential High-rise Development at the International Property Awards UK in 2019.
