On a brownfield site in Coventry, Gilltown Ltd set out to create modern, purpose-built student accommodation that could meet growing demand from the city’s universities.

We provided project management, employer’s agent, cost management and health and safety support, giving the team one clear point of contact from start to finish.

Managing complexity with control

We prepared clear Employer’s Requirements and coordinated a smooth two-stage procurement before administering the Design and Build contract.

A major sewer diversion ran through the site, so we managed the works to keep the construction schedule steady. We also handled several Extension of Time claims, including employer impediment, force majeure and joint names insurance, and led a contractor adjudication. Through it all, we kept a close eye on quality, safety and progress so the project stayed on course.

Delivering high-quality, sustainable student living

The £25 million development offers 462 beds across ensuite rooms, studios and shared options. Communal study areas, a games room and an onsite gym create space for students to unwind and connect. Top-floor winter gardens and private dining rooms add a standout feature, giving students wide, open views across the city.

The scheme achieved a BREEAM Very Good rating, reflecting its sustainable design and thoughtful construction.
