With much of its mid-20th century housing in urgent need of investment, Haringey Council needed a clear picture of its stock to drive safer, better homes and long-term regeneration.

Our 20-year relationship with Haringey began with boroughwide asset management surveys that shaped investment in safety, compliance and regeneration.

A trusted partner for holistic delivery

Since 2018, we’ve been an interdisciplinary delivery partner, providing project and cost management, architecture, structural and civil engineering, fire risk assessment and more. The goal is simple: deliver as one coordinated team to get better outcomes for residents.

At Broadwater Farm – one of the Council’s largest estates - we’ve supported regeneration through detailed surveys, safety-led demolition, structural upgrades and low-carbon energy solutions. We’ve delivered building safety improvements, gas decommissioning and new cladding and thermal upgrades to retained blocks.

At the Martlesham and Rochford blocks, we designed (and will deliver) a safety-focused scheme to reduce the risk of disproportionate collapse. This includes a new steel support system, non-combustible façades, ventilation upgrades, new windows and doors and a range of practical improvements inside and out.

Fire safety has been a major focus at Broadwater Farm. Across eight blocks – including an 18-storey tower – we managed compliance works covering more than 900 flat entrance doors, 300+ fire doors, fire rated coatings across 16,000 m² and upgrades to detection, emergency lighting and signage.

At the Noel Park Estate, a conservation area, we replaced more than 200 modular rear extensions. Older kitchen and bathroom pods were removed and replaced with layouts that fit naturally into the heritage setting and suit each home.

Across the borough, we’ve delivered a range of refurbishments in occupied homes. This includes gas decommissioning work that replaced 800+ boilers with modern Heat Interface Units in nine months. We worked around residents’ routines and kept disruption low.

Over 1,000 homes, upgraded with care

We have helped bring more than 1,000 homes up to modern standards across multiple estates. The coordinated programme improves energy performance, building safety and everyday comfort, while staying fully compliant with planning and conservation requirements – and avoiding unnecessary disruption.

Collaboration driving long-term change

We continue to support Haringey through strategic advice and delivery across its housing stock. Longstanding trust, detailed estate knowledge and a steady, people-focused way of working make us a natural extension of their team. Beyond technical delivery, we support local social value goals, even taking part in fundraising, including an abseil down Northolt Tower, to benefit community projects.

Ridge has been a key part of our project team on Broadwater Farm since its inception in 2018, following the identification of serious structural issues. Our wide range of services has meant this multi-faceted project could be supported at every step of the way.
