In North London, the Bishops Avenue project set out to transform a large private plot into a series of luxury homes designed to sit naturally within the Hampstead Garden Suburb Conservation Area.
We provided building services engineering and cost management across the scheme, taking on roles including mechanical and electrical design, principal designer, contract administrator and party wall surveyor.
Precision delivery, seamless integration
One of the biggest challenges was designing high-quality, bespoke systems for future owners – people whose needs we had to anticipate from day one. Working closely with the architect, we developed natural ventilation strategies and underfloor heating for all units, alongside comfort cooling and home automation that can adapt as lifestyles change.
We also ensured compliance with the Code for Sustainable Homes and handled the added complexity of underground amenities such as parking, pools, spas and private cinemas, all while respecting the planning sensitivity of the suburb and its heritage.
High-end homes, delivered with detail
The project delivered five premium apartments at 1 Canons Close, with underground parking and shared leisure facilities, two detached homes at Hornbeams A and B and a substantial private residence at 2 Canons Close with wellness spaces and staff accommodation.
Each building sits comfortably within the surrounding streetscape. Behind the calm façades, sophisticated services support day-to-day comfort. The result is a collection of homes that feel discreet on the outside and effortless to live in on the inside.
