Retrofitting existing buildings is complex – shaped by strict standards and the realities of occupied spaces – yet it remains central to long-term carbon reduction and asset resilience. We support programmes from initial assessment through funding compliance, monitoring and formal sign-off, bringing technical insight and practical delivery experience to every stage.

Managing risk and quality throughout the retrofit journey

In housing-led programmes, retrofit is governed by PAS 2035 and shaped by real-world constraints. Our team fulfils the required roles across assessment, design and coordination, keeping responsibility under one roof. Working alongside social housing providers, local authorities and delivery partners, we look at how homes actually work.

We consider the complex interaction between insulation, ventilation and everyday living, planning interventions carefully and managing risks from the outset. Through close quality assurance and clear oversight, we make funding go further and ensure improvements are delivered as intended.

  • Assessment and strategy

We undertake PAS 2035:2023-compliant retrofit assessments that go beyond minimum requirements, identifying risk and informing longer-term carbon reduction plans. Each property is treated as an interconnected system, recognising that improvements in one area can affect many others. Our assessments consider fabric condition, ventilation, moisture risk and thermal bridging to prevent unintended consequences such as condensation, damp or overheating. Supported by local offices nationwide and established assessor networks, we deliver consistent quality at scale, with every report subject to internal quality assurance before issue.

  • Design and technical coordination

Our designers review surveys and building data in collaboration with the Retrofit Coordinator, developing solutions that prioritise buildability and long-term performance. We follow a fabric-first approach, improving walls, roofs and floors before introducing new technologies to reduce heating demand and support long-term energy efficiency. Ventilation strategies are developed alongside insulation upgrades to maintain healthy indoor conditions and avoid moisture-related issues. Our designs address CDM safety regulations, Building Regulations and fire safety requirements, while remaining fully aligned with PAS 2035 and PAS 2030.

  • Coordination and compliance

Our qualified Retrofit Coordinators manage projects from inception through to TrustMark lodgement and formal compliance sign‑off. Acting as the central point of contact, they oversee risk assessments and evaluate improvement options, ensuring compliance throughout design and installation. Qualified Retrofit Coordinators, supported by specialists in older and traditional dwellings, guide phased decarbonisation plans while maintaining resident safety and value for money.

  • Resident engagement and advisory

Retrofit succeeds when residents understand and trust the process. Our team works closely with housing liaison teams to provide clear, non-technical explanations and ensure consistent communication. We explain likely impacts, help residents understand new systems and consider how occupant behaviour influences building performance and comfort.

We use post-installation feedback to help us understand lived experience and refine future phases, strengthening long-term programme confidence.

  • Monitoring, evaluation and digital oversight

Monitoring and evaluation are critical to proving outcomes, protecting funding and improving future delivery. We lead on this in line with PAS 2035 requirements, assessing whether installed measures achieve the intended outcomes. Performance data is reviewed against project objectives to confirm compliance and inform future delivery.

Where required, advanced monitoring – including sensors tracking temperature, humidity and energy use – provides deeper insight into building performance and indoor conditions over time. Our bespoke platform centralises documentation, risk registers, quality assurance processes and cost tracking, giving clients transparent oversight across the full project lifecycle.

  • Cross-sector capability

While our current programmes focus primarily on domestic retrofit, our interdisciplinary structure allows us to apply the same risk-managed principles across public and commercial estates. By integrating structural, building services, cost management and sustainability expertise, we can support coordinated decarbonisation beyond housing.
